The gap between the two halves of McKinney is wider than in most cities we cover. Around the historic square, buildings date from the 1880s through the 1920s, with tall storefront glass, transoms, painted wood trim and upper floor windows that have not been touched in a long time. Ten minutes north of there, the subdivisions off Highway 121 are barely a decade old and built to entirely modern standards, with consistent window packages street after street.
The older residential streets between them, out toward Chestnut Square, hold Victorian and early 1900s houses with original wood sashes under mature pecans and elms. We handle those houses slowly, and with considerably less water than a modern home would take. Businesses around the square get early morning slots before the parking fills up, and we route the newer north side as its own day, because the driving pattern out there is completely different.

The mature trees in the older part of town bring a specific problem. Pecans and elms carry aphid populations through the warm months, and the honeydew that falls from them lands on glass as a sticky layer that grabs dust and darkens over time. Under a heavy canopy it can build within weeks.
North of town the ground is more open, and the issue there is blackland clay splashing up onto lower panes in the rain, then caking hard as it dries in the sun. Two different problems, two different methods: we break honeydew with detergent and dwell time, and we soften clay with water and solution rather than scraping it off dry.
We do, and those buildings need a different touch from a modern shopfront. Tall single pane display glass, transoms above the doors and painted wood trim all react badly to heavy water, so we work with less solution and detail the trim by hand. Upper floor windows are usually the ones nobody has reached in years. Early morning slots keep the sidewalks and the square parking clear while we work.
Aphids in the trees overhead. They produce a sugary residue that drifts down onto glass, and once it settles it traps dust and eventually darkens as mold grows on the sugars. Plain water does very little to it. We use a detergent with dwell time to break the residue down, then wash and squeegee. If it is a recurring problem, thinning the limbs directly above the window helps considerably.
Yes. The older residential streets have Victorian and early 1900s houses with original sashes, aging glazing putty and wavy glass, none of which tolerate soaking or scraping. We use minimal water, clean pane by pane, and keep solution off the putty seam so it does not soften and lift. If we find rot, cracked putty or a sash that is binding badly, we point it out instead of forcing it open.
