Water sits in the middle of this city in a way that shapes daily life and, less obviously, window cleaning. Lake Loveland is surrounded by homes on all sides, Boyd Lake anchors the east, and the Big Thompson comes out of the canyon on the west. Properties with a water view tend to have been remodeled to take advantage of it, which usually means bigger glass than the original house was built with, often on the elevation facing the water.
Downtown along 4th Street and the surrounding blocks gives us a compact core of older brick buildings with display windows and upper floor sash, and the foundries and galleries that Loveland is known for add a steady mix of studio and commercial spaces. West of Wilson, closer to the foothills and the Devil's Backbone, the homes sit on larger lots and rougher ground, and we plan extra time for ladder footing on those visits.

Living near the water changes how dirt behaves on glass. Air over the lakes holds moisture, so windows on lakeside properties stay damp with dew well into the morning, and any dust in the air bonds to that film instead of blowing off. The result is a stubborn haze that comes back faster than it does a few miles inland, which is why lakeside homes often go on a three visit year.
The canyon adds the other half. Air moving down the Big Thompson brings pine debris and fine grit onto west side properties, and the mineral heavy irrigation water used across town leaves hard spotting on any pane a sprinkler reaches. We rinse before contact on both counts, then treat mineral deposits as a separate step.
Moisture is the reason. Air over the water keeps humidity higher near the shoreline, so glass on those properties stays damp with dew for hours after sunrise. Dust that would normally blow off a dry pane sticks to that film instead and dries into a haze. It is not a sign the clean was poor, it is simply how the microclimate works. Most lakeside clients settle on three visits a year rather than two.
Yes, and we see plenty of them here. Homes around the lakes and out toward the foothills are often remodeled to open up the view side, which means large fixed panes that were never part of the original build. Those need wide tools, a careful perimeter finish by hand and a proper look at the ground beneath before we set anything. We check access on the water or view elevation during the walk through.

The brick buildings along 4th Street and the surrounding blocks have deep display windows and glass doors, and galleries and studios in particular need spotless glass because the whole point is what people can see through it. Most of those clients run on a short rotation done before opening. Upper floor sash on those older buildings is quoted separately, since it needs different access than the storefront below.
