The historic Eastside and Westside neighborhoods hold the most demanding residential glass in Longmont. Those blocks near Main Street have homes from the early 1900s with deep front porches, original sash and mature elms and maples arching over the street, which is beautiful and also means shade, sap and a lot of leaf litter. On the other side of the city, Prospect New Town looks like nothing else in the county, with narrow lots, bold colors and unusual window arrangements that take longer to work through than they look.

Basement glass is where Longmont homes suffer most. In the older neighborhoods, autumn leaves from those mature street trees pile into window wells and sit there wet through winter, and the tannin that leaches out stains the glass and the frame a stubborn brown. Clearing the wells matters as much as cleaning the pane, because leaving the debris in place guarantees the stain comes straight back.
Above ground the pattern is simpler. Wind carries silt off tilled ground east and north of the city in spring, freeze and thaw drives that grit into the sash channels, and irrigation leaves mineral spots on ground floor glass through summer. We clear wells and channels first, then wash, so nothing gritty gets pulled across a pane.

In the older neighborhoods here, leaves collect in window wells every fall and sit wet through winter, and the tannin that leaches out leaves a brown stain on the glass and frame. We clear the debris out of the well, treat the staining on the pane and wipe the frame down. Cleaning the glass without emptying the well just means the stain returns by the following spring.
With smaller equipment and more patience. The early 1900s homes on the Eastside and Westside have deep covered porches, low overhangs and mature trees close to the house, which rules out setting a full extension ladder in the usual spot. We use shorter ladders, standoffs and pole work from the porch deck itself where it is sound. It takes longer per window, and we account for that when we quote rather than rushing the setup.
We do, including office suites, shop fronts and warehouse glass. Manufacturing and tech buildings often have high bay windows and clerestory glass that has gone years without service, and the first clean on one of those takes considerably longer than the visits that follow. After that a regular rotation keeps it manageable. We work outside operating hours and coordinate access with whoever handles your facilities.
