Most of our Las Vegas work happens away from the resort corridor, in the neighborhoods that were here first. Huntridge and John S. Park still hold their 1940s and 1950s houses with steel casement frames and wide picture windows, and those need patience rather than speed. Push west past Rancho Drive and the stock shifts to 1970s ranch homes, then again to the two story stucco of the northwest, where entry glass runs the full height of the foyer.
Crossing the valley eats a morning, so jobs are grouped by quadrant and started early. Downtown and the Arts District get the first slots, before delivery vans fill the alleys off Main Street. Houses around Lorenzi Park and West Charleston sit under mature trees, which changes what lands on the glass and how often. Out toward Centennial Hills the lots are newer, the setbacks wider, and screens usually come out in a single pass.

Valley water arrives from Lake Mead and it is hard. Every sprinkler head that clips a pane leaves a ring of white mineral, and on south and west facing glass that dries in minutes. Once it bakes on, soap will not touch it, so those windows get a mineral treatment and a purified rinse.
Dust is the other constant. Wind rolling in off open desert at the valley edge carries fine silt that settles on sills and ledges, then turns to mud streaks with the first real storm. Older houses still running evaporative coolers add a chalky residue near the roofline. Two visits a year, one ahead of summer and one after the windy months, keeps both from setting into the frame.
Two visits a year suits most homes here, one in early spring before summer sun bakes mineral onto the glass and one in late fall after the windy months. Houses on corner lots, near open desert, or with sprinklers that reach the panes usually want a third. Storefronts downtown and in the Arts District run on a different rhythm, since hand prints and foot traffic put those on a monthly or quarterly schedule.
Usually, though it depends on how long the mineral has been sitting there. Fresh sprinkler spotting lifts during a standard clean. Older deposits that have started to etch the surface need a mineral treatment and a careful buff, and we test one corner first so you can see the result before committing to the whole pane. If glass is etched too deeply to correct, we say so rather than charge for a pass that will not help.
We do, and those get a slower approach. Midcentury houses near Huntridge and John S. Park often have original steel casements, single pane glass and glazing putty that has been drying out for seventy years. We hand clean rather than scrape, keep water out of the frame channels, and flag failing putty so you can have it repaired before winter. Screens from that era are brittle, so they come out one at a time.
