More freight crosses here than at any other land port in the country, and you can see it in the glass. Warehouses, brokerages and truck yards fill the corridors near the bridges and along Interstate 35, and their office and shop windows sit in the path of diesel traffic all day. Commercial work here is less a question of square footage and more a question of how quickly the frontage loads up again after we leave.
Residential work spreads north and east, through neighborhoods off Del Mar Boulevard and McPherson Road where newer stucco homes have arched openings and tall entry glass. Downtown near San Agustin Plaza, the buildings are older brick and stone with tall transoms, arched openings and shaded arcades over the sidewalk. We start early in the day, because afternoon heat here is genuinely punishing, and cleaning solution dries on the pane before a squeegee can reach it.

Two things dominate. The first is diesel film, a fine sooty layer thrown up by constant heavy truck traffic that settles greasy rather than dusty. Water alone will not lift it. It needs a detergent and mechanical agitation before any squeegee touches the surface.
The second is caliche and brush country dust. The soil here is pale and powdery, and with mesquite scrub offering little ground cover, any wind puts it in the air. On glass it forms a chalky coating that scratches easily if wiped dry. Because the air is so dry and the sun so strong, we work early and in shade where possible, wetting the surface fully before anything mechanical touches it.
Heavy truck traffic is the likely cause. Diesel exhaust deposits a fine oily soot that bonds to glass and then traps ordinary dust on top of it. It feels slick rather than gritty, and a hose spreads it instead of removing it. We break it with a detergent, agitate the surface, then pull it off with a squeegee. Properties near the freight corridors usually need this more often than the rest of the city.
Yes, but we shift the schedule rather than fight it. In peak heat, cleaning solution can dry on the glass before a squeegee gets across it, which leaves streaks no matter how good the technique is. So summer work starts early and follows the shade around the building. On the hottest afternoons we move to interior glass instead. It is a scheduling adjustment, not a reason to postpone the job.
We do a good deal of that work. Office fronts, guard stations and showroom glass in the logistics districts load up fast because of the traffic volume, so many of those accounts run weekly or biweekly. We work around gate hours and yard traffic, and we can sign in through whatever security process your facility uses. Entry doors and low glass get every visit, with frames and tracks on a longer cycle.
