It takes about six miles to go from urban Lakewood to the hogback, and the housing changes the whole way. The blocks off West Colfax and around Belmar hold solid mid century brick ranches with modest windows, mixed now with newer apartment and townhome construction built during the Belmar redevelopment. Climb toward Green Mountain and Rooney Valley and the homes get taller, the lots get steeper, and the west facing walls fill up with large fixed panes pointed at the foothills.
Those view windows drive our scheduling more than anything else. Afternoon sun hits that western exposure hard, and glass that hot flashes any solution dry before a squeegee crosses it, so hillside homes go on the morning half of the route. The Federal Center and the office parks near Union Boulevard get handled outside business hours. Around Bear Creek Lake and the older streets near Alameda, mature trees mean we plan for ladder placement on soft, uneven ground.

Sitting against the hogback has consequences for glass. When downslope winds come through, they push dust, dry grass seed and pine debris off the open foothills straight onto west facing windows, and a single strong afternoon can undo a week. Homes with large view panes see it most, since there is more surface for it to land on and nothing above to shield it.
Winter adds road treatment. Sixth Avenue, Colfax and Wadsworth all get de-icer, and the spray reaches ground floor windows on the properties nearest them. Snowmelt off pitched roofs carries roof grit down onto the lower course of glass and freezes it there overnight. We rinse those deposits loose before touching them and finish sills and frames by hand, because that is where the residue actually hides.
Yes, and they are a good part of what we do in Lakewood. Homes on Green Mountain and around Rooney Valley often have oversized fixed panes on the west wall, sometimes two stories up on a sloped lot. We use standoffs and stabilizers where footing allows and switch to water fed pole work where it does not. Those panes get finished by hand whenever we can reach them safely, since large glass shows every missed edge.
Because west facing glass gets very hot by early afternoon. Once a pane is that warm, cleaning solution flashes off before the squeegee can pull it, and the result is streaking no matter how careful the technician is. Working those elevations before the sun comes around gives a clean, even finish. If a morning slot will not work for you, we can start on shaded elevations and come back to the west wall on a second visit.
Often yes, particularly for properties near Colfax, Wadsworth or Sixth Avenue. Road de-icer spray reaches ground floor windows on those corridors all winter and turns into a dull film that only gets worse the longer it sits. A midwinter clean during a mild stretch keeps that residue off the frames and gaskets. For hillside homes away from the arterials, waiting for spring is usually the more sensible call.
