The lakes drive most of it. Water on three sides of a neighborhood keeps humidity high all year, and glass facing a lake stays damp long after the rest of the house has dried out. That is where algae film settles on the pane and mildew works into the frame corners, and it returns faster than ordinary dirt does.
Insects add the rest. Midges hatch off the lakes in warm months and gather on lit glass, and lovebug season marks west facing panes twice a year. Polk County also carries agricultural dust on a dry wind out of the surrounding country. Our method is wet led and includes the frame, since the sill and track are where growth actually lives, and older sash gets hand work only.
By hand, and slowly. Those houses have double hung sash with divided lites, painted glazing bars and original glass that is thin and sometimes slightly uneven, so each small pane gets worked individually with soft tools. Deep porches and low eaves also limit where a ladder can safely stand, so we look at access before quoting. If a putty line is failing we point it out rather than working water over it.
Because it stays wet. Humidity rising off the lake keeps that elevation damp, sun rarely reaches it long enough to dry the surface, and algae establishes a thin film on the glass with mildew in the frame corners. It is growth rather than dirt, which is why it returns faster than the front of the house does. Treating the sill and track along with the pane is what slows it down.
Yes. The brick buildings downtown carry a lot of street level glass plus upper floor office windows, and both go on a regular route. Shops and cafes there generally book weekly or fortnightly and we start before the streets get busy. Businesses on the same block often share a visit, which lowers the cost for each of them and keeps the whole frontage looking consistent rather than patchy.
