Lake Charles has rebuilt a great deal of itself in recent years, and that shows up on nearly every job. Plenty of houses now carry impact rated windows that were rare here a decade ago, thicker glass with laminated interlayers, plus roll down shutters and accordion shutter tracks bolted to the wall beside more or less every opening. Cleaning one of those properly means cleaning the track as well, since it fills steadily with salt and grit.
Older stock survives in the Charpentier Historic District, where Victorian houses carry tall wood sash, decorative glass and porch details that slow a crew right down. Around the lakefront and out toward Prien Lake the homes sit lower and more exposed, with wide water facing glass. Commercial work runs along Ryan Street and the corridors near the ship channel, and those buildings usually book on a much shorter cycle than anything residential a few streets away.

Salt is what separates this city from the rest of the state. Air coming off the lake and up from the coast carries a fine saline mist that settles on glass and stays put, and once humidity works on it the surface hazes over in a way plain water will not correct.
Salt also collects in shutter tracks and window channels, where it holds moisture against the frame, so those get flushed rather than wiped around. Layered on top is the familiar Gulf combination: a long pollen spring, summer mildew on north facing panes, and fine industrial particulate from the plants that hangs in the air on still days and settles overnight.
Yes, and skipping them defeats the point of cleaning the window. Shutter tracks fill with salt, grit and spider webs, and every time the shutters move that material drags across the glass you just paid to have cleaned. We flush the channel, clear the drain holes and wipe the housing before finishing the pane. If a track is binding or a slat is bent we mention it, though we leave repairs to the installer.
With a flood and a rinse rather than a wipe. Saline mist bonds to the surface and then hazes as humidity works on it, and dragging a cloth across dry salt just grinds it in. Those panes get soaked, washed with detergent and rinsed with purified water so nothing dries back on. Homes right on the water usually need a shorter cycle than inland properties, often three or four visits a year rather than two.
The method is similar, the care is not. Impact windows are laminated, and the edge seal matters, so we keep standing water out of the frame and avoid any aggressive blade work near the perimeter. Some units also carry coatings that react badly to abrasives, so anything unfamiliar gets tested in a corner first. Beyond that, they wash like any modern window, and the tracks around them usually need more attention than the glass.
