Kirkland runs along the eastern shore of Lake Washington, and nearly everything about the work here traces back to that shoreline. Homes in Houghton and along Lake Washington Boulevard are built around west facing glass, often two full stories of it, aimed at the water and the sunset behind it. Closer to Market Street the mix shifts toward condos and restaurant frontage, while Juanita and the Totem Lake side bring more conventional suburban housing back in.
West facing glass is unforgiving. Low evening sun strikes the pane at an angle that lights up every streak, water spot and squeegee mark, so those elevations get finished with more care than a north wall will ever need. Lakefront homes are usually scheduled so exterior work wraps before the light drops. Downtown commercial glass gets handled early, before the sidewalks along the waterfront fill up.

Sitting on the lake means humidity that never fully lets go. Panes near the water stay damp overnight for much of the year, which lets a fine film of dust, pollen and algae set rather than blow off. Boat and dock activity adds its own residue on the lowest properties. Meanwhile the mature deciduous trees through Houghton and Juanita drop leaf tannin that streaks down the glass in every fall storm.
Tannin staining has to be washed off rather than wiped, because it bonds instead of sitting on the surface. On large view walls we work top to bottom in one continuous pass so nothing dries mid pane and leaves a visible line. Frames and rails on the lake side get dried by hand, which is what keeps the evening sun from finding a mark the moment you sit down.
Because west facing glass gets lit from a low angle every evening, and that angle reveals things a midday look never will. Large panes are also the easiest to get wrong, since water drying halfway through a pass leaves a permanent looking line. We work big view walls in one continuous top to bottom pass and hand dry the edges, which is what keeps them clear when the sun drops.
That is leaf tannin. Rain running through the mature trees around Houghton and Juanita picks up the tannin, carries it down the glass and dries into brown vertical marks. It stains rather than sitting on top, so wiping with a dry cloth rarely helps. A proper wash lifts it. A clean booked after the leaves finish dropping usually saves you from looking at it all winter.
Yes. Waterfront restaurants and Market Street retail generally run weekly or biweekly, because entry glass in a walkable district picks up handprints and street spray quickly. We schedule those early, before foot traffic builds along the sidewalks. Patio partitions, entry doors and interior glass can all be included, and we work around outdoor seating rather than asking you to move it.
