Kent splits neatly in two, and each half needs a different plan. Down on the valley floor, the warehouse and distribution corridor along West Valley Highway and 212th runs office fronts, showrooms and truck court glass that take a beating from road spray all year. Up on East Hill the picture changes completely, into neighborhoods like Meridian, Lake Meridian and Panther Lake where the houses are newer, taller and often back onto greenbelt.
Commercial buildings on the valley floor typically run monthly or quarterly and get cleaned before opening, so nobody is stepping around a bucket in the lobby. Residential work up the hill is booked by appointment and grouped street by street, since the climb between the valley and East Hill eats real time. The spring rush in this city is heavy, so calling ahead of it is worth the trouble.

Truck traffic through the valley drives most of the problem here. Diesel exhaust and road spray combine into an oily film that settles across ground floor commercial glass, and water alone will not lift it. Up on East Hill the issue flips to greenbelt shade, where north facing windows grow the same algae haze found all over this side of the mountains, joined by cottonwood fluff for a few weeks in early summer.
Oily road film needs a detergent wash and a second pass, because one wipe simply moves it around and leaves streaks that show in afternoon light. On the hill we clean tracks and sill corners so moss cannot re establish, and screens come out for a proper rinse. Cottonwood season is short but messy, and a clean booked right after it holds noticeably longer.
That is a large share of what we do here. Office fronts, showrooms and entry glass along the distribution corridor go on weekly, monthly or quarterly schedules depending on how hard the road spray hits them. Work is done before opening or after close so your staff and visitors are not working around equipment. Entry doors, thresholds and interior partition glass can be included in the same visit.
Because the film on them is oily rather than dusty. Diesel exhaust and highway spray leave a greasy layer that water will not release, so rain just redistributes it and dries into streaks. Getting it off takes detergent, agitation and often a second pass on badly loaded panes. Once it is properly stripped, the same glass stays clear far longer than the previous cleaning interval would suggest.
We do, and it is a regular residential route for us. Homes around Meridian, Lake Meridian and Panther Lake often back onto greenbelt, which means shaded north walls and more algae on the glass than a comparable house in the open. Those visits include screens, tracks and sill corners so the growth does not return within a few weeks of us leaving.
