Kennewick is laid out on a bench above the Columbia with very little standing between the houses and the open sky. Older streets near downtown and along Clearwater Avenue sit flat with mature shade, but climb toward Southridge and the Canyon Lakes area and the lots open right up, carrying large south and west facing windows with almost nothing blocking the sun. Sun exposure changes the plan more than anything else. Washing a south facing pane at two in the afternoon in July means water evaporates before the squeegee arrives, so those elevations get done early and the shaded sides are saved for later in the day. Residential routes run through the newer developments in the morning, and the retail corridor is handled before stores open their doors.

Wind is the constant in this city. It crosses open shrub steppe and the river corridor carrying fine silt, then presses that silt against anything with a surface. Because rainfall is minimal, nothing washes it back off again. Add lawn and turf irrigation to the mix and the lower portion of a window builds a chalky mineral band while the upper half still only looks dusty.
Dusty glass always gets flooded first, because a dry wipe across wind driven silt is abrasive enough to leave permanent marks in the surface. The mineral band along the bottom is treated separately from the rest of the pane rather than scrubbed harder. Screens and tracks trap silt in real quantity out here, so both are washed instead of shaken out, which keeps the next windy afternoon from undoing the visit.
Morning, for anything facing south or west. Summer sun here dries a pane faster than a squeegee can cross it, which leaves streaks no matter how good the technique. We work sunlit elevations early and save shaded sides for the afternoon. If your appointment lands on a very hot day, that ordering is why the crew may not simply start at the front door and work around.
Wind carries fine silt off open ground, and with so little rainfall there is nothing to wash it back off. It settles evenly, so the glass dims rather than looking spotted. Clean tracks and screens help more than most people realize, because a loaded screen keeps feeding dust back onto the pane every time the wind picks up. That is why both are part of the job here.
That is mineral buildup from irrigation spray hitting the lower part of the pane and drying in the sun. It forms a band because that is exactly where the sprinkler reaches. It needs a dedicated treatment, not harder scrubbing, and turning the heads away from the house prevents it coming back. Left long enough the deposits etch the glass, so it is better addressed sooner.
