Kendall is townhouse country. Between Kendall Drive and the Snapper Creek Expressway there are thousands of attached villas and townhomes on zero lot lines, which means a side yard barely wide enough to stand a ladder in and a rear elevation a neighbor could reach across. We plan those jobs around access more than around square footage. A crew that arrives without knowing gate width and side yard clearance loses an hour before it starts.
Larger single family neighborhoods sit further west toward Kendall Lakes and the Hammocks, mostly one and two story homes from the seventies onward with sliders onto a screened patio. Nearer Dadeland the work turns commercial, office and retail glass along the corridor. Because Kendall is unincorporated and very large, we route by main road rather than by neighborhood name, since two addresses both called Kendall can sit six miles apart.

Kendall has real tree cover and that is the local signature. Mature ficus, live oak and black olive shade these streets, and what falls out of them lands on glass. Sap spots dry hard and almost clear, so they go unnoticed until light catches them at an angle, and berry stain from black olive marks sills and screens for weeks.
Under that canopy humidity never fully clears, so shaded panes and the frame corners beneath an overhang grow the usual film. We treat frames and sills alongside the glass. On townhouse rows the other repeat offender is shared irrigation, since one system waters several units at once and a head aimed slightly high leaves a mineral line across two or three homes in a row.
Yes, though it helps to tell us in advance. A lot of Kendall townhomes have a side yard just wide enough to pass through and a gate that will not take a standard ladder. We bring equipment sized for it and use pole work where footing is too tight to be safe. If the rear elevation can only be reached through a neighbor's property we will say so at the quote rather than discovering it on the day.
By softening it, never by scraping it dry. Sap from ficus and other canopy trees dries almost clear and hardens onto the surface, so a blade dragged across it can leave marks that outlast the sap. We soak the spots, give them time to release and lift them off with the water. Black olive berry stain on sills and screens is handled separately, since it soaks into the frame finish rather than sitting on top of it.
Yes. The corridor near Dadeland is a mix of office suites, medical buildings and retail, and most of that work is entry glass, interior partitions and ground level exterior windows on a recurring schedule. We work outside business hours where a tenant prefers it. For multi tenant buildings we usually deal with property management on one contract rather than negotiating with every suite individually.
