Flat rice prairie is the ground under most of Katy, and it explains a lot about how the job goes. There are almost no hills and very few mature trees in the newer sections, so subdivisions like Cinco Ranch, Firethorne and the neighborhoods off the Grand Parkway sit fully exposed to sun and open wind. Two story elevations with big front facing glass are the norm, and that glass takes weather from every direction with nothing to shield it.
Old Katy is a different animal. Around the rail line and the former rice dryers, the buildings are older brick and wood with smaller openings and original storefront glass. We plan around the Interstate 10 and Grand Parkway interchange, which is slow at both peaks, so crews usually start on the Fulshear side and finish nearer Mason Road. Where a home backs onto a reservoir buffer, lower panes get an extra rinse.

Wind across open prairie is the main culprit. With few windbreaks, fine soil lifts off fallow fields and cleared lots and hits glass at speed, so the outside face turns dusty within days of a rain. It is a dry, chalky film rather than the greasy kind found closer to the city.
The second issue is irrigation. New landscaping in this area gets watered heavily to establish, and the mineral content in that water leaves white spotting on any pane a head can reach. We handle grit and spotting as two separate steps, dry brushing or rinsing the loose soil off first so nothing gets ground into the surface, then treating the mineral deposits with a remover before the final squeegee pass.
There is very little to block the wind out here. Open prairie, fallow fields and cleared lots all release fine soil, and without mature trees or hills to slow it down that soil reaches your glass directly. Most Katy homes look dusty again within a week or two, especially on the windward side. A quarterly exterior schedule keeps it manageable, and the film wipes off easily when it has not sat for months.
Yes, and it is common work here given how much building continues along the Grand Parkway. New glass often carries stucco splatter, adhesive residue and label glue on top of ordinary dust. We assess whether a scraper is safe on that specific pane first, since some tempered and coated glass can be scratched. Where blades are not appropriate we use chemical softening and pads instead, then finish with a normal wash.
We can. The older brick buildings near the rail line have single pane storefront glass, wood trim and sometimes original transoms above the doors. That combination calls for less water and more careful edge work than a modern aluminum shopfront. We keep solution off aging wood and putty, wipe the frames by hand, and detail the transom separately. Early morning slots work well so we are finished before shoppers arrive.
