We clear needles and debris out of the tracks by hand before any water goes on, since wet pine litter turns into a stain rather than rinsing away. Hardened sap is softened with a solvent that is safe for the glass and lifted rather than scraped where possible. During pollen weeks a plain rinse only spreads the film, so the wash step matters more than usual.
Hardened sap will not come off with soap and water, and scraping it dry risks scratching the pane. We soften the resin first with a solvent that is safe for glass and for the surrounding frame finish, let it dwell, then lift the softened deposit before washing the whole window normally. On coated glass we test in a corner first. If sap is a recurring problem, trimming the branch directly overhead helps more than any cleaning schedule.
Yes, and around here it is often the part that makes the biggest visible difference. Needles, seed pods and grit build up in the bottom track and hold moisture, which stains the frame and can block the weep holes that let rainwater escape. We vacuum and brush the tracks dry before any water is introduced, then wipe them out. Blocked weep holes get cleared while the sash is open.
