Gulf humidity is the constant here. Air that sits near saturation most of the year holds a damp film on glass, and that film grabs road dust, freeway exhaust and airborne organics off all the tree cover. Left alone it becomes the gray haze that makes a pane look cloudy even right after a rain.
The second Houston problem is what grows. Mildew and algae take hold in shaded frame corners and along caulk lines, especially on north facing windows tucked under deep eaves. We soft wash the frames, then squeegee the glass by hand so growth lifts out of the track instead of smearing across it. Homes closer to the Ship Channel also pick up an oily industrial film that needs a detergent rinse rather than plain water.
Twice a year suits most Houston homes, usually late winter before pollen arrives and again in fall once the worst humidity breaks. Houses near the Ship Channel, on a busy thoroughfare, or under heavy tree cover often do better on a quarterly rhythm, because the damp film here reloads quickly. If your budget only allows one visit, book it in October so the glass stays clear through the holiday season and the cooler months.

Most Houston lots give us enough room to reach upper panes with water fed poles from the ground, which keeps ladder feet off soft, rain soaked soil. Where a courtyard wall or a tight side yard blocks the angle, we set ladders with standoff stabilizers so nothing rests on your gutter. Interior upper panes get poles and drop cloths.

We test a small corner first, then use a mild acid or a fine polishing pad depending on what the deposit turns out to be. If the glass has already etched, no cleaning will bring it back, and we say so up front rather than sell you repeat visits.
