Homestead sits where the suburbs stop and the farms begin, and that boundary runs straight through our work. West of Krome Avenue and south into the Redland the properties are groves, row crops, nurseries and packing houses, and the glass is on farm offices, cooler rooms and older frame houses with a lot of open ground around them. East of US 1 the city is denser, with subdivisions built or rebuilt from the nineties onward.
That rebuilding matters more than it might sound. A great deal of housing here went up after Hurricane Andrew, which means impact rated windows in aluminum frames, laminated glass and shutter tracks on nearly everything. Laminated glass is not fragile, but it shows a rushed clean far more plainly than older float glass, so it gets finished properly instead of quickly. Downtown along Krome Avenue the buildings are older and the job turns back into storefronts and upper sash.

Nothing marks glass around Homestead like the farms. Tractor work in the dry season lifts fine soil off the fields, and that soil is light enough to travel a long way on a breeze. Nurseries add their own share, and irrigation across open ground puts a mist of mineral heavy water into the air that dries on whatever is nearby. A house a few hundred yards downwind of a field being worked will show it within a day.
On those properties we wash rather than wipe, because dry field dust is abrasive. The other constant is humidity. Shaded glass and screen frames grow mildew here about as fast as anywhere in the state, so frames and tracks get treated during the same visit rather than left for another day.
We do. Farm offices, packing house glass, cooler room windows and the houses that sit on working land out in the Redland are all regular jobs for us. Those properties collect field dust in a way a suburban street never does, so the interval tends to be shorter and the method wetter. We plan around the season too, since nobody wants a crew in the way during harvest or a planting week.
The method is the same but the finish matters more. Laminated impact glass has an interlayer that changes how light passes through it, and any streak or leftover residue shows up more plainly than on older single pane windows. It also usually sits in a frame with a shutter track above it, which holds grit. We clean the track alongside the glass so nothing washes down onto a finished pane during the next storm.
Treat the frame, not just the glass. In this climate mildew takes hold in the sill, the corner joints and the screen channel where moisture sits and sun never reaches, then spreads outward onto the pane. Wiping the glass removes what you can see and leaves the source in place.
