The Broadwalk running along the sand is lined with cafes, hotels and rental buildings whose glass faces open ocean and gets walked past all day, so those properties are cleaned very early and on a short interval. Parking and foot traffic there mean a crew has to be set up before the strip wakes up.
Inland, Hollywood Lakes and the streets laid out around Young Circle hold 1920s houses with casement and wood sash windows, arched openings and mature banyans overhead. That is hand work with careful ladder placement. Sand is the part that matters technically, because dry wiping over it scratches. Those jobs are flooded and finished with pure water so returning salt has no residue to bond to.

Old banyan and ficus trees over the lakes neighborhoods drop sap and shed constantly, aphids leave honeydew, and shade keeps those panes damp enough for mildew to settle into the frame corners. Add sprinkler minerals on low windows and it is a completely different job from the one happening on the sand a few blocks east.

The banyans and ficus trees over those streets also restrict where a ladder can safely stand, so we look at access before quoting rather than working it out on the day and skipping what cannot be reached.

Ocean facing glass here picks up a fresh film within days, and if any detergent residue was left behind that film bonds faster and looks worse. We finish beachfront work with a pure water rinse so nothing remains for salt to grip. The screens matter too, since salt held in the mesh washes straight down the pane during the next rain.
