Something unusual is true about this community: nearly all of it went up inside a single compressed stretch of building, starting in the early 1980s. That means the windows across whole neighborhoods are the same generation of product, installed within a few years of each other, and they are all reaching the same stage of life at the same time. Sliders and double hungs with vinyl frames, similar track designs, similar weep hole placement, street after street.
For us that makes the work predictable in a way it rarely is elsewhere. We know before arriving roughly what a house off Broadway or near the Town Center will have on it. The variation comes from the later filings toward the south, where two story great room glass and taller entry windows became standard, and from properties backing onto the Backcountry and the trail corridors, where the rear elevation faces open grassland instead of another yard.
Amazing job. Very professional and our windows are perfectly clean. Thanks Squeegeezy!

Like peas in a pod...

Homes that back onto the open space carry the most obvious problem. Dry grassland seed and fine soil blow off the Backcountry and the trail corridors through late summer, and rather than simply resting on the glass, that seed works into the window tracks and packs the weep holes at the bottom of the frame. Blocked weeps hold water against the sash, which is how staining starts.
Because so many homes here use the same aging vinyl units, we clean the channels as a matter of routine rather than as an add on. Add sprinkler minerals from the irrigation schedules that most of these neighborhoods run on, and you get spotting concentrated on the lower course of glass. Those panes are treated separately from the general wash.
Yes, and here it matters more than most places. Homes across this community run vinyl units of a similar age, and their tracks and weep holes fill with grass seed and grit, especially on houses backing onto open space. Blocked weep holes trap water against the sash, which leads to staining and eventually to frame damage. We vacuum and wipe the channels and clear the weeps as part of a standard visit.
We can. The later filings here were built with tall great room and entry glass, which usually means an interior ladder set or pole work over carpet and hard flooring. We put protection down before anything comes inside and use equipment sized for the reach rather than stretching from a short ladder. That glass is quoted with the rest of the house, so you are not surprised by an extra line at the end.
Twice a year works for the majority, generally late spring and early fall. Houses backing onto the trail system or the open grassland often go to three visits, because seed and dust come off that ground steadily through late summer. Neighbors on the same street frequently book together, which shortens our route and usually earns a better rate for everyone involved. We can set a standing schedule if you prefer not to think about it.
