Hialeah is denser than almost anywhere else we work and that shapes every part of the job. Residential blocks are tight, houses sit close to the sidewalk with narrow side yards, and street parking means a crew often carries equipment further than it drives it. The housing is mostly single story concrete block with awning windows, small casements and a low pitched roof, built between the forties and the seventies. Those windows are small and numerous, so we price them by unit rather than by area.
The other half of the city is industrial. The district along Okeechobee Road and around the rail corridor holds warehouses, workshops and light manufacturing, where the glass is office fronts, bay windows and small showrooms. Palm Avenue and East 4th Avenue are lines of small storefronts, and we work those as a block early in the morning before the sidewalks fill.
Amazing job. Very professional and our windows are perfectly clean. Thanks Squeegeezy!

Like peas in a pod...

Industrial and traffic exposure is the local signature. Warehouse and workshop districts put more particulate into the air than a residential suburb ever does, and the truck and rail traffic along Okeechobee Road adds a fine oily film that settles on any glass facing it. That film is not dust, so rinsing simply spreads it. It needs detergent and a full wash.
Residential glass in the tight blocks stays dirty longer because there is less airflow between buildings, and shaded side windows facing a neighbor a few feet away almost never dry out, so mildew works into the frames. Small awning and casement units also collect grime in their overlaps and hinges. We do frames, hinges and channels with the glass, since that is where most of it hides.
Yes, and it is a steady part of our week here. Office fronts, bay windows and small showrooms inside the industrial district all get booked regularly, and they carry a heavier load than a retail unit because of the particulate in that environment. We schedule around operations rather than through them, work outside shift hours where a business prefers it, and handle any sign in or site induction beforehand.
By the unit rather than by area, which is the honest way with this housing stock. A house with twenty small awning windows takes far longer than one with six large panes covering the same square footage, because every hinge, channel and frame edge has to be done individually. Pricing by size would either overcharge one customer or leave the other with a rushed job, so we count openings instead.
Yes, and we work those streets as a block rather than one shop at a time. Small businesses along there sit wall to wall, so cleaning several in a single early morning pass costs each of them less than arranging separate visits. Entry doors and push plates take constant hand contact and usually need a shorter interval than the display glass above them. We finish before the sidewalks get busy.
