Hawthorne is flat, gridded and dense, which makes routing simple and access the real variable. Hawthorne sits under a busy flight approach and between two heavily traveled freeways, and the glass shows it. Combustion residue is fine, oily and sticky, so it does not blow off the way dry dust does. It builds into a grey film that dulls a pane well before anyone would call it dirty.
The marine layer makes that worse rather than better. Overnight damp gives the residue something to bond to, then the sun bakes it in place by midmorning. Plain water will not move it. We use a detergent wash with enough dwell time to break the film down, work the frame edges and rubber gaskets where it concentrates, and finish with a full squeegee pass instead of a wipe that just redistributes it.
Because the source is combustion rather than soil. Exhaust particles from freeway traffic and aircraft overhead are extremely fine and carry an oily component, so they stick instead of blowing away. Morning damp off the marine layer helps them bond, then the sun sets the film in place. It takes a detergent with dwell time to break that down, which is why rinsing with a hose leaves a pane looking almost exactly as it did before.
Yes, and whole buildings are usually more practical than single units. We work with the owner or manager on one resident notice, then move floor by floor so balcony sliders, stair landings and common area glass all get done in one visit. Narrow side yards are normal here, so crews plan pole work and short ladder setups instead of large staging. Interior unit access is arranged separately if residents want it included.
We handle the industrial buildings along the freeway corridor regularly. High bay windows, roll up door glass, entry storefront and interior office partitions are all part of that work. Most of it happens early, on weekends, or between shifts so the floor keeps running. Tell us in advance where a lift can be positioned and whether any glass sits above active equipment, and the crew plans the approach before they arrive rather than on the spot.
