Steel dust and brake residue off the rail corridor is heavy, dark and faintly metallic, and it settles on nearby buildings in a way ordinary road dust does not. It also streaks badly the moment it gets wet, which is why a quick rinse usually makes those windows look worse.
Further from the tracks the mix is more familiar: traffic film on the arterials, dry hillside dust off the northern slopes during a wind event, and mature tree pollen through spring in the older neighborhoods. We soak and lift the heavier deposits instead of scrubbing them, and hand detail the arched and divided lite windows downtown where a wide squeegee simply will not fit.

The older buildings often have decorative trim and original glazing, so we choose ladder positions that keep weight off anything delicate and detail the arched heads by hand rather than forcing a squeegee around a curve.

Steel and brake residue is heavier and darker than road dust, and it smears rather than rinsing when it gets wet, which is why hosing a window down often makes it look worse. It needs soaking so the particles float free, then a full wash and squeegee. Buildings closest to the corridor usually want a shorter interval than the rest of the city.

Those visits take longer and get quoted after an actual look rather than a window count over the phone. Sloped driveways and terraced yards mean crews plan footing before carrying anything, and we always look at the rear of the house first.
