Almost nothing in Frisco is old, and that fact defines the work. Most of what we clean was built in the last twenty five years, which means large houses with a great deal of glass: two story entry windows, wide rear elevations facing the yard, and in many cases a stairwell wall that runs the full height of the house. Measured per property, there is simply more glass to get through here than in an older city.
The other consequence is exposure. Trees planted with the subdivisions are still relatively young, so shade is limited and most elevations take direct sun for much of the day. That affects the timing of a visit more than it affects the technique itself. On the commercial side, the corridors along the Dallas North Tollway and around the Star hold offices, showrooms and restaurants, most of which we handle in the hours before they open.

Sun and hard water together are the challenge in Frisco. On a hot, unshaded pane, cleaning solution can dry before it is pulled off, and any sprinkler water that lands there leaves calcium behind almost immediately. That is why spotting builds so quickly on the lower half of west and south facing windows here.
New construction adds a second layer. Homes built within the last few years often still carry residue from the build: mortar splash, adhesive from labels, and a fine haze that never came off properly at handover. We work in shade or early in the day, treat mineral deposits with a dedicated remover, and assess whether a blade is safe on a given pane before touching it.
It is a feature of when Frisco was built. Homes designed in the last twenty five years use far more glass than older housing stock: tall entry windows, stairwell walls, wide rear elevations and transoms above doors. That is why a quote here often comes in higher than for a similarly sized older house elsewhere. We count panes rather than estimating by square footage, so the price reflects what is actually there.
Often, yes. Newer homes frequently carry mortar splash, label adhesive and a builder haze that was never properly removed at handover, and it can sit there for years. We assess each pane first, because tempered and coated glass can be scratched by a blade. Where scraping is not appropriate we use chemical softening and pads instead. Long standing mortar sometimes leaves a mark, and we will tell you before starting.
It affects timing more than anything. On an unshaded pane in full sun, cleaning solution evaporates before a squeegee can clear it, which leaves streaks no matter how careful the technique. So we follow the shade around the building through the day and start on whichever elevation the sun will reach first. On the hottest days we begin early rather than pushing into the afternoon.
