Old Town sets the tone for a lot of the commercial work here. Those brick buildings along College Avenue and Linden Street carry tall storefront glass, painted transoms above the doors and second floor sash that has been in place for well over a century, and none of it responds well to rushed work. West of there, the neighborhoods around City Park and along Mountain Avenue run to bungalows and foursquares with wood sash, while the newer south side toward Harmony Road is mostly two story family housing with larger fixed panes.
The Colorado State University calendar shapes our summer. August brings a wave of rental turnovers near campus, all of them wanting the same week, so we book that stretch well ahead and keep it separate from residential routes. Homes on the west edge below Horsetooth get their own scheduling attention, since the grade and the afternoon sun off the reservoir side mean we want to be working those elevations in the morning rather than at four in the afternoon.

Early summer belongs to the cottonwoods. The stands along the Cache la Poudre and through the older parks release seed for a few weeks, and the fluff lands on damp glass and mats there instead of blowing off. Anything cleaned during that window will need a light touch up after, which is why we usually steer homeowners toward late June rather than the first week of the drift.
The rest of the year is quieter but steadier. Tree pollen coats south facing panes in spring, late summer wildfire smoke drifting down from the canyons leaves a fine ash haze, and the mineral heavy local water spots any glass that a sprinkler can reach. We work seed and ash off wet, never dry, so the debris lifts away instead of grinding a track across the pane.
Late June through early October gives the most durable result. Cottonwood seed comes off the trees along the Poudre and through the older parks for a few weeks in early summer, and it mats onto damp glass rather than blowing away, so a clean done during the drift rarely lasts. Spring pollen is the other short window worth waiting out. Clean after both and the glass tends to stay clear well into fall.
Yes, and we treat them differently from modern glass. The older buildings downtown have painted or gilded transom lettering, aged putty at the sash and glazing that does not appreciate aggressive scraping. We work those panes by hand with gentle solution, keep blades away from anything decorative, and clean the upper floor sash separately. Regular rotations for shops and restaurants along College Avenue are usually done before opening.
We can, and August fills up early. Landlords and property managers with houses and small buildings near campus tend to need everything cleaned in the same narrow gap between tenants, so we hold blocks of that month specifically for turnover work. Booking a few weeks ahead is the difference between getting your preferred date and taking whatever is left. Multiple properties handled together usually route faster and price better.
