There is a real winter here, which means a real cleaning season, and it is shorter than people expect. The best windows in town are the ones booked in late spring once the last snow is gone and again in early fall before the weather turns.

Pines are the whole story in Flagstaff. Ponderosa sap drifts and lands as sticky specks that harden in sun and will not come off with a normal wash, and spring pollen coats everything in a yellow film heavy enough to see from the street. Both need dissolving rather than scrubbing.
Winter adds the second layer. Snowmelt runs off roofs and splashes grit and roof debris across lower windows, and freeze and thaw cycles work that grit into the glass and the seals. Ice dams and gutter overflow leave streaked mineral trails on the panes underneath. This is the only city on our Arizona list where the weather, not the irrigation, is the main thing we are removing.

It leaves streaked mineral trails that a quick wash will not shift. They come off with a proper treatment, and clearing the gutter before the next winter is the part that stops it happening again.
