Federal Way grew up inside a forest and never really cleared it. Douglas fir and western red cedar stand over entire neighborhoods, from Twin Lakes and Mirror Lake out toward Dash Point and Adelaide, and that canopy is the single biggest factor in how the windows look. Living under a conifer canopy has a cost and it lands on the glass. Fir and cedar shed needles, cone debris and sticky sap onto skylights, sunroom roofs and upper windows through the year, and sap does not come off with soap and a squeegee alone. Panes shaded by those trees stay damp so long that they hold a permanent green tint of algae unless somebody deals with it directly.
Sap spots are treated individually before the full wash so the pane finishes clear rather than speckled. Skylights and sunroom glass need loose debris cleared off first, otherwise washing just grinds needles across the surface. On the heavily shaded elevations we clean the frame channels and weep holes too, since that is where the algae keeps regrowing from one season to the next.
Sap needs to be softened and lifted individually before the pane gets its full wash. Running a soapy squeegee over it just smears the residue and leaves a haze in the sunlight. We spot treat each deposit, clear it, then clean the whole window so it finishes evenly. Fir and cedar sap is stubborn, but on glass it comes off cleanly when it is handled in the right order.
Regularly, because under this much tree cover they take the worst of it. Needles, cone debris and sap collect on any upward facing pane. We clear loose material off first so nothing gets ground across the glass, then wash the surface and clean the surrounding frame. Access is assessed on site, since roof pitch and the condition of the surrounding roofing decide what can be reached safely.
