Winter adds magnesium chloride, the de-icer sprayed ahead of storms. It dries to a chalky haze on lower panes, and left through a whole season it starts working on aluminum frames and gaskets.
Warm months bring a second pass. Cottonwood seed sticks to damp glass in June, and sprinkler heads on small city lawns throw mineral heavy water onto garden level basement windows every morning. We flush de-icer film with water first rather than dragging dry grit across a pane, then hand finish the sash and storm panels so edges dry without streaking.
Yes. A large share of homes in Washington Park, Congress Park and Park Hill still run original wood sash with a separate storm panel on the outside. Cleaning only the outer surface leaves three dirty faces behind, so we take the storm down where the hardware allows, wash both sides of it and both sides of the sash, then reset it. We tell you up front which windows have storms so the estimate matches the actual pane count.
