Deltona empties out on weekday mornings. It is a commuter city, with most of the working population heading down the interstate toward Orlando or east to Daytona before eight, and that changes how residential work is booked. Exterior cleans go ahead with nobody home as long as gates and side access are agreed in advance, while interiors get scheduled for evenings and Saturdays because that is when people are actually there.
The housing is unusually consistent. Much of Deltona was built as small, low maintenance single story homes from the sixties onward: modest window counts, single pane glass in slim aluminum frames and a screened porch added out back later. Newer sections on the eastern side carry larger two story houses. Lakes are scattered through the whole city, and homes fronting one have a rear elevation that behaves nothing like the street side.

Trees and lakes set the pattern here. Deltona kept a lot of its oak and pine when it was built, so glass under a canopy collects pollen in spring, needles in the sills and honeydew whenever aphids are active overhead. That mixture goes sticky rather than dusty, and it holds dirt against the pane instead of letting it blow off.
Lakefront homes get the other half. Moisture off the water keeps rear elevations damp, midges gather on lit glass in warm months and algae takes hold on any pane the sun does not reach. We clean the frame and track with the glass on those elevations, and a shaded lake facing side usually wants a shorter interval than the front of the same house.
Yes, and most of our exterior work here happens exactly that way. As long as we have gate access, a note about any dog in the yard and somewhere to draw water, nobody needs to be home. We leave the property secured and send a note when the job is complete. Interiors are different and do need someone there, so those get booked for evenings or a Saturday rather than the middle of a weekday.
Because that elevation stays damp. Moisture rising off the water keeps the rear of the house from drying out, midges gather on any lit glass in warm months, and algae takes hold on panes the sun never reaches. The street side dries in the morning and stays comparatively clean. A lot of lakefront owners here have the rear elevation done more often than the front, which costs less than cleaning the whole house twice.
We do, and on these houses it is worth including. Most of the original homes here had a screened porch added on at some point, and that screen catches pollen, needles and insects that then wash down onto the glass behind whenever it rains. Cleaning the windows and leaving the enclosure dirty means the result does not hold. We clean the mesh, the frame and the glass together so the whole back of the house matches.
