The range of buildings inside the city limits is what makes Dallas unusual for us. In a single week a crew can be on a tower in the central business district, then a 1920s Tudor in the M Streets with leaded diamond panes, then a new build in Preston Hollow with a two story window wall. Each of those needs different equipment, different access planning and a different pace, so we never quote by square footage alone.
Alleys shape the residential side more than anything. Older neighborhoods around Lakewood, Junius Heights and East Dallas were laid out with rear service access, which means the back of the house is often easier to reach than the front. Parking, gate width and overhead lines all get checked before a crew arrives. Crossing between the northern suburbs and the inner neighborhoods costs real time, so a crew's day generally stays inside one quadrant of the city.

Expansive clay is the quiet culprit in Dallas. Soil that swells and shrinks with the seasons moves foundations, and that movement racks window frames slowly out of square. The visible result is sashes that bind, gaps at the corners where dust and moisture get in, and glass that no longer sits evenly in the frame.
Urban traffic supplies the rest. Road film from the freeway network is oily rather than gritty, so a hose spreads it across the pane instead of removing it. We use a degreasing solution on anything near a busy corridor, clean tracks by hand, and work gently on racked or out of square frames rather than forcing a sash that has moved.
Soil movement is the usual cause. The clay under most of Dallas swells and shrinks with rainfall, which moves foundations and slowly pushes window frames out of square. Sashes then bind, gaps open at the corners and dust gets into the assembly. We work carefully around frames in that condition rather than forcing anything, and we tell you what we notice so you can have it looked at before glass cracks.
Yes, and the older Tudor style houses here have a lot of them. Leaded panels cannot be squeegeed the way flat glass can, because the came work sits proud of the surface and the solder joints are fragile. We clean those sections by hand with minimal moisture, work around the lead rather than across it, and never scrape. It takes longer than a modern window, and we quote it that way.
We do, and it is planned rather than simply booked. Before quoting we review roof anchors, tie back points, building access and the local wind pattern with property management. Lobby glass, entrance doors and low level exterior work can usually be scheduled separately from the high work, which lets a building keep its ground floor looking sharp on a shorter cycle without paying for the full elevation each time.
