Few Front Range cities cover as much vertical ground as this one. A house in the Old North End sits near downtown with 1890s wood sash and leaded transoms, while a home off Skyway or above Cheyenne Boulevard perches on a slope with large fixed panes pointed straight at the Rampart Range. That difference decides everything about the visit, from ladder setup on uneven decomposed granite to how early in the day we work the sun facing elevations.
North of downtown, Briargate and the Powers corridor are almost entirely stucco and two story tract construction from the last thirty years, with tall stairwell windows and second story bedrooms above sloped roofs. We schedule those areas together because the routing between them is straightforward, then handle Old Colorado City and the Broadmoor side on separate days, where narrow streets, mature trees and steep driveways make each stop take longer than the map suggests.

Wind is the main culprit here. Downslope gusts off the Rampart Range carry fine reddish grit from the sandstone and gravel soils on the west side of town, and it lands on windows in a way that feels closer to sand than to dust. Dry rubbing it moves it sideways and can scratch, so we always wet a pane and lift the grit off before any pressure goes into it.
The second issue is water. Sprinkler overspray on the mineral heavy supply in this area leaves hard crusty spotting on ground floor glass, and it hardens fast in the thin, dry air. Once it has baked on through a summer it needs a dedicated mineral treatment rather than a wash. Hail seasons and winter freeze and thaw finish the job by working grit down into the seals.
In most cases yes. Sprinkler overspray in this area leaves mineral deposits that a normal wash will not touch, and they harden quickly in dry air. We treat the pane with a mineral specific solution, work it by hand and then rinse and finish. Deposits that have etched into the glass over several seasons may not come out fully, and we will tell you that honestly before charging you for a treatment that cannot deliver.
Yes. Homes on the slopes off Cheyenne Boulevard, in Skyway and around the west side often sit on grades where a standard ladder set is not safe. We assess footing before we quote, use stabilizers and standoffs on uneven ground, and switch to water fed pole work from a stable position when the terrain will not take a ladder at all. Large fixed view panes get finished by hand wherever we can safely reach them.
Twice a year suits most homes here, usually late spring after the windy months and again in early fall. Downslope wind off the Rampart Range carries fine sandstone grit that builds faster on west and south elevations than on the sheltered sides, so some clients have us do those elevations more often. Commercial storefronts along busier corridors generally need a quarterly or monthly schedule to stay presentable.
