Most of Citrus Heights went up between the 1960s and the 1980s, and the housing stock still reflects that. Single story ranch homes sit on generous lots with aluminum framed sliders, and a good share of the original single pane glass has never been replaced. Greenback Lane, Sunrise Boulevard and Auburn Boulevard form the working grid, and almost any address in the city sits within a few minutes of one of them.
Around Sylvan Corners and the older streets nearby, mature shade trees and deep eaves keep a lot of glass out of direct sun, which also means north facing panes hold moisture longer. Newer infill on the east side brings two story elevations and taller entry glass. Commercial work clusters along the Sunrise corridor and the strip centers off Greenback, mostly single story storefront that gets finished before the doors open for the day.
Amazing job. Very professional and our windows are perfectly clean. Thanks Squeegeezy!

Like peas in a pod...

Two things define the year here. Summer runs long, hot and dry, so whatever the wind lifts off open ground or a construction lot settles on glass and stays put until something washes it away. Late summer adds smoke drift from foothill and Sierra fires, which lands as a fine ash that smears the instant it gets wet.
The rest of the calendar it is water. Local supply carries enough mineral content that sprinkler overspray leaves visible spotting inside a single season, especially on the low sliders that face a lawn. We flood and lift ash rather than wiping it, since dragging ash across a pane is how scratching starts, and we treat mineral deposits as their own step before the general wash begins.
Constantly, since a lot of homes here still have the original glass from the 1960s and 1970s. Older single pane units often have brittle glazing bead, loose aluminum corners and screens that have gone soft, so crews handle them gently and remove screens carefully instead of prying. We point out any pane with a failing seal or a chip before we start, so nothing that was already there gets attributed to the visit.
Never dry. Ash is abrasive, so wiping a dusty pane with a cloth grinds particles into the surface and leaves fine scratching that shows in sunlight forever after. We flood the glass first, let the ash lift and float, then squeegee it off and clear the sills and tracks where the heavier material settles. If a smoke event is still active we usually suggest waiting a few days rather than cleaning twice.
Yes, and on the older ranch homes here it matters more than usual. Sliders that have been in place for decades collect dust, seed and irrigation grit in the bottom track, and that mix washes back onto clean glass the next time it rains. We vacuum and wipe the tracks, rinse screens where the mesh is sound, and let you know if a screen frame is too far gone to survive handling.
