Chula Vista splits east and west so cleanly that it is effectively two jobs. West of the freeway the housing dates from the 1940s through the 1960s, small single story homes on compact lots, with the Third Avenue Village providing most of the storefront and restaurant work. The bayfront edge sits just beyond, close enough that salt reaches the western neighborhoods on any afternoon breeze.
East of the 805 the city climbs steadily through Eastlake, Otay Ranch and the newer villages, where homes are two story stucco with tall entry glass, stairwell windows and sliders onto a compact patio. Construction is still active out that way. Because the east side is laid out in planned villages with their own loops and gates, we route by village rather than by street and gather access details before the crew ever arrives.

The west side deals with salt off the bay, mild but relentless, plus the traffic film that builds along the older commercial streets. It accumulates slowly rather than dramatically, and most people only notice when one pane gets cleaned and the rest suddenly look yellow next to it.
The east side has an entirely different problem: construction dust. Grading and building on the newer edges puts fine soil into the air on any breezy day, and it is coarser than what settles in the older neighborhoods. Add hard water on large irrigated lots and tall entry glass that nobody can reach, and the eastern villages need a different plan than the western ones.
Yes, and they are one of the most requested jobs out there. Two story entry and stairwell panels are standard in those newer builds, and no homeowner is reaching them from the ground with a hose. We work the exterior with water fed poles so nothing leans on the stucco, and set up an interior ladder over the stairs for the inside face, protecting the treads and railing before anything goes up.

Grading dust often includes fine sand and, on a new build, sometimes traces of stucco or concrete residue that will scratch if dragged across a pane. We flood the glass first so the heavy material floats off before anything touches it, then wash and squeegee, and clear the tracks where the coarsest grit ends up sitting.

The older neighborhoods have smaller single story homes on compact lots, often with original aluminum sliders and screens that have been in place for decades. The village storefronts get done before shops open. Salt off the bay reaches this side of the city, so those frames and tracks need rinsing properly rather than a quick pass over the glass alone.
