Chico moves on the academic calendar. Late summer is the busiest stretch of the year, when rentals near campus and along the numbered avenues change hands and owners want everything cleaned before new tenants arrive. Those houses are usually old, with double hung wood sash, thickly painted frames and screens that have been taken off and put back a dozen times by people in a hurry.
The rest of the city is a different job. Downtown along Broadway and Main Street is brick storefront with transom glass above the display windows, done early before the shops open. The Avenues and the streets bordering Bidwell Park sit under enormous valley oaks and sycamores. North and east toward the newer subdivisions, the homes are larger and more uniform, two story with tall entry glass, and those routes move much faster.

The trees give Chico its character and give its windows their biggest problem. Valley oaks and sycamores shed pollen heavily in spring, drip sap through summer and host enough birds that droppings on sills and glass are a year round fact. Under a mature canopy, glass simply does not stay clean as long as it does out in an open subdivision.
Then there is orchard dust off the almond ground surrounding the city, drifting in at bloom and again at harvest, plus smoke from foothill fires that settles as fine ash in late summer. We soften sap instead of scraping it, flood ash rather than wiping it, and clear tracks and screens so the next irrigation cycle does not put it all straight back on the pane.
Yes, and August is effectively booked around it. Owners and managers near campus need interior and exterior glass, tracks and screens done between tenants, often on a same week turnaround. Older rental houses here tend to have painted double hung sash and tired screens, so we work carefully and tell you which screens will not survive another removal. Booking early in the summer is the only reliable way to get the date you want.
Patiently, because canopy dirt is three problems at once. Pollen washes off easily. Sap needs softening and a plastic blade. Bird droppings are acidic and can leave a mark if they have baked on, so those get treated first rather than last. We also clear the sills and tracks, which fill with leaf litter under a mature oak and push everything back onto the glass the next time it rains or the sprinklers run.
Yes. The brick blocks downtown have large display windows with transom glass above them, and both get done on the same visit, usually before shops open so the sidewalk stays clear. Older transoms can have original glazing that does not appreciate pressure, so those are hand cleaned. Interior door glass and entry panels are worth including, since those are the surfaces customers touch and notice most.
