There is no single old downtown to work outward from here, which changes how we plan. Centennial was formed from neighborhoods that already existed, so a route can move from 1970s homes near Willow Creek and Southglenn to 1990s builds off Smoky Hill Road to newer construction near Piney Creek in a matter of minutes. Window styles shift just as fast, from small original sliders and wood sash to tall two story great room glass on the eastern side.
Terrain matters more than people expect. Much of the city rolls, and lots that back onto gullies, the High Line Canal or a drainage greenbelt often sit well below or above the street, which affects ladder footing on the rear elevation. We check that before quoting. The office and flex buildings near Arapahoe Road and toward Centennial Airport form the commercial side of our schedule, handled outside working hours on a rotation kept separate from the residential route.

Landscaping does most of the damage here. Decades of irrigation on mature lawns means the same sprinkler heads have been hitting the same lower windows every summer morning for years, and the minerals in that water build into hard rings that a routine wash cannot remove. Those panes need a dedicated mineral treatment, and badly etched glass may not come back fully.
The mature canopy adds the rest. Established trees drop sap, seed and pollen onto glass through spring and early summer, and homes backing onto open space collect dry grass seed off the gullies whenever the wind comes up. We handle sap spots individually before the general wash, then finish frames and sills by hand so nothing sticky is left in the corners.

Mature lawns here have had the same heads spraying the same lower windows for years, and the minerals left behind harden into rings that a normal wash will not shift. We use a dedicated mineral treatment worked by hand, then rinse and finish. Where the deposits have etched into the surface over many seasons, some shadowing may remain, and we will tell you that before we start.
Yes. The older neighborhoods here have a full canopy, and sap, seed and pollen all end up on the glass through spring and early summer. Sap does not come off with general washing, so we treat those spots individually first, then wash the whole pane normally and dry the frame. Leaving sap in place lets it bake on and get harder to lift, so it is worth mentioning when you book.
In most cases yes, but the rear elevation needs a look first. Plenty of homes here back onto drainage greenbelts or the canal, and the ground behind the house can drop away sharply, which rules out a standard ladder set. We use stabilizers and levelers where the slope allows and switch to water fed pole work where it does not. We check the back yard during the walk through so the quote reflects the actual access.
