Carlsbad stretches seven miles along the coast with three lagoons cutting into it, so the city is really a set of separate pockets linked by Carlsbad Boulevard and El Camino Real. The Village near the water is walkable storefront and restaurant glass plus older bungalows on small lots. South and east through La Costa and Aviara the homes are newer and larger, set on hillsides above the lagoons with two story glass facing water or fairway.
The business parks off Palomar Airport Road hold most of the commercial work, from office lobbies to research and manufacturing buildings, and those are booked outside working hours. Properties out on the bluff deal with wind and salt in a way the inland neighborhoods simply do not. Because the city is long and narrow, we group jobs by lagoon rather than trying to cover the whole coastline in one day.

Carlsbad gets salt from the open ocean and moisture from three lagoons, which is a different mix from a straight beach town. Lagoon air is damp and still through the morning, so it holds salt against nearby glass instead of blowing it past, and the film that leaves behind is heavier than the wind driven kind.
Spring adds pollen off the flower fields and the surrounding agricultural ground, and it clings readily to that damp salt base. Homes on the bluff get a coarser load, including fine sand lifted on the onshore wind. We use a surfactant wash on the salt, treat pollen separately in season, and watch the aluminum tracks near the water where corrosion starts quietly and early.
Homes on the bluff or right beside a lagoon usually need attention every three months, because damp still air holds salt against the glass rather than letting it move on. A few miles inland the interval stretches comfortably to twice a year. Spring is worth planning around either way, since pollen from the surrounding growing ground sticks to the salt layer and makes the film noticeably heavier for several weeks.
Yes. The neighborhoods on the slopes above the lagoons have some of the tallest residential glass in the city, often fixed panels that never open and therefore never get cleaned from inside. We reach the exterior with water fed poles from stable ground where the grade allows and use levelers where a ladder is needed. Interior sides are done on the same visit, with floor protection under any ladder position.
It can, and aluminum frames near the water are the usual casualty. Salt collects in the track and along the bottom rail where moisture lingers, and over the years it pits the metal and stiffens the rollers. Cleaning the tracks properly slows that down considerably. We clear and rinse them as part of the visit and point out any corrosion or roller wear we notice, so you can deal with it before a door stops sliding.
