Cape Coral is enormous and it was platted long before it was built, so a working day here is planned around distance. The southeast quadrant near the Yacht Club is the oldest and most filled in. The north, out toward Pine Island Road and Burnt Store, is newer and still carries long runs of empty lots between houses. Two customers can both be in Cape Coral and sit forty minutes apart, so we group bookings by quadrant rather than by call order.
The waterways split the housing as well. Homes on gulf access canals in the south have docks, lifts and boats behind them and a rear elevation of sliders facing the water. Freshwater canal and dry lot homes further north are more conventional, single story block with a screened lanai. Along Del Prado Boulevard and Cape Coral Parkway the commercial work is retail, medical and restaurant glass on a regular loop.

Almost every long term homeowner here knows the rust stain. Irrigation comes from wells carrying dissolved iron, and when that water hits glass and dries in the sun it leaves a hard orange deposit at the sprinkler line, usually with a chalky mineral band above it. It bonds to the surface, so pressure washing spreads it around and household cleaner does nothing at all.
That calls for a treatment made for iron with proper dwell time, and we test a corner before quoting, because staining that has sat for years can etch the pane underneath. On top of it, canal humidity feeds algae on shaded rear elevations, lanai screens catch lovebug residue twice a year, and gulf access homes take a light salt load on the water side.
In most cases yes. Those stains are iron from well irrigation, baked onto the glass by the sun at exactly the height the sprinkler throws. Because the iron bonds to the surface, no amount of scrubbing will lift it, so we use a treatment made specifically for iron with proper dwell time. A corner is always tested first, since a pane that has carried heavy staining for years can be etched underneath the deposit.
Because pressure moves a deposit around instead of dissolving it. Iron staining is chemically attached to the glass, so high pressure water spreads a concentrated patch into a wider, thinner haze across the whole pane and can drive it into the frame and seals as well. It also risks forcing water past an aging gasket. Treatment and dwell time do the job that pressure cannot, and they do far less damage in the process.
Yes, across the whole city, though we run it by quadrant. Cape Coral is large enough that crossing it can take forty minutes, so bookings get grouped by area rather than by the order they come in. The north has more empty lots and newer construction, the south is denser and closer to the water. Telling us the nearest major road when you call helps us place you on a day we are already working nearby.
