Burbank divides cleanly between the flats and the foothills, and the two call for different setups. The valley traps air, and for street facing glass that is the whole story. Vehicle exhaust and general urban haze settle as a fine grey film that is oily enough to shrug off plain water and even enough that most people do not notice it until a clean pane sits beside a dirty one.
Summer heat bakes that film onto the surface, and the foothill streets add dry brush dust carried in on the wind, along with ash in a bad autumn. We use a detergent wash with real dwell time on the film, flood rather than wipe wherever grit is involved, and hand detail the divided lite and casement sash on the older bungalows so nothing catches on soft putty.
Frequently, since so much of the flatland housing dates from that era. Old sash often has thick paint layers, brittle glazing putty and hardware that has not moved in decades, so we clean without forcing anything open and stay clear of putty that is already crumbling. Divided lites are detailed by hand rather than squeegeed across. If a sash cord has failed or a pane is loose in the frame, we flag it before we work on it.

Crews plan footing before they carry anything up, using levelers and stabilizers rather than improvising on a slope. Those homes usually have the largest glass in the city facing back across the valley, so we allow more time for them than a comparable house down on the flats.
