The resacas are the giveaway that you are working in Brownsville. These old river channels wind right through the middle of the city, and homes along them in neighborhoods like Los Ebanos and the streets near Dean Porter Park sit close to standing water with heavy tropical planting all around. Windows on those properties sit in a noticeably different microclimate than anything a few blocks inland, and they behave differently between visits.
Downtown near the international bridge, the buildings are older brick with tall storefront glass, transoms and awnings, and the trade traffic keeps the streets busy all day. We work that district early, before the bridge traffic and the delivery vans fill the curb lanes. Newer residential development spreads north toward Highway 77 and out toward the airport, mostly single story brick with stucco accents. Palm fronds and mesquite limbs hang low often enough that we check clearance before setting any ladder against the wall.
Amazing job. Very professional and our windows are perfectly clean. Thanks Squeegeezy!

Like peas in a pod...

There is no real winter break here, and that matters more than any single source of dirt. Plants grow, insects stay active and mold keeps working all twelve months, so glass never gets the seasonal pause that slows buildup further north. What accumulates simply keeps accumulating.
Near the resacas, humidity sits high right against the house, feeding mildew in frame corners and leaving a sticky film where palm and mesquite pollen mixes with moisture. Sea air off the coast adds a light salt load on top. We wash rather than rinse, treat the frame corners specifically, and clear tracks by hand, since damp organic debris in a track will stain the frame if it is simply flushed with water.
Yes, and that surprises people who have moved from further north. There is no dormant season in this climate, so pollen, mold and insect activity continue through what other places call winter. Glass keeps loading up at roughly the same rate all year. Most homes here do well on a quarterly schedule rather than the twice yearly rhythm that works in colder parts of the state.
It is a mix of things that only combine in this setting. Humidity holds steady right next to standing water, and tropical planting drops pollen and fine organic material constantly. Together they form a tacky layer that traps dust and resists a plain hose rinse. It needs a proper wash with solution and agitation. Frame corners get separate attention, since that is where the film turns into visible growth.
We do, and the older buildings there have features worth handling carefully: tall single pane display glass, transoms above the doors and awnings that limit access. Street level glass in that district picks up road grit and constant hand contact, so many owners run a weekly or biweekly cycle. We schedule early, before the sidewalks and parking fill, and coordinate around loading if your block gets deliveries in the morning.
