Broomfield carries an unusually heavy commercial load for its size, and that shapes our week here. The Interlocken business park and the buildings along the US 36 corridor are full of modern curtain wall and reflective glazing, the kind of glass that needs a specific approach rather than a bucket and a blade. Those accounts run on fixed rotations outside office hours, and we treat them as a separate operation from the residential side entirely.
The housing sits mostly on higher, open ground. Neighborhoods like the Broadlands and Anthem Highlands were laid out on former grazing land with wide streets, young trees and long sight lines, and the homes tend toward two story elevations with tall entry glass and rear windows facing open space. Closer to Original Broomfield the lots are smaller and older, with 1960s and 1970s ranches on established streets, and those visits take longer per house than the newer filings do.

The most important thing about a lot of Broomfield glass is what is on it. Modern office and newer residential windows here often carry reflective or low emissivity coatings, and some of those surfaces sit on the exposed face of the pane rather than sealed inside the unit. Abrasive pads, aggressive scrapers and the wrong chemistry will permanently mark a coating, and no amount of later cleaning brings it back.
That is why every unfamiliar pane gets identified before work starts. Beyond coatings, the ordinary problems here are the ones you would expect on high open ground: dust settling on exposed elevations after a windy stretch, mineral spotting where irrigation reaches, and winter road treatment reaching properties near the highway corridor.
We identify it before anything touches the surface. Reflective and low emissivity coatings are common on office buildings and newer homes here, and on some units the coating sits on the exposed face rather than sealed between panes. Abrasive pads and aggressive scraping will scar it permanently. We use soft tools and coating safe solution on those panes, and if we are unsure what a window carries, we test a small area first.
Yes. The business park and corridor buildings here mostly run on fixed rotations, monthly or quarterly for exterior glass with more frequent visits for lobby doors and entry vestibules. We schedule outside working hours and coordinate access, parking and any lift or anchor requirements with your facilities contact ahead of time. Interior partition glass and conference room walls can be added to the same rotation.
Because there is nothing to slow the wind down. Newer neighborhoods here were built on former grazing land with young trees and long open sight lines, so dust and dry seed travel a good distance before they land, and rear elevations facing that ground take the brunt. Front elevations on the same house often look fine while the back looks dusty. Three visits a year usually keeps that side looking right.
