Two very different kinds of glass define the work here. Up on Mapleton Hill and through the Whittier and Newlands blocks, the houses are turn of the century, with tall narrow sash, painted wood frames and porches that make ladder placement a puzzle. Then you get to Table Mesa, Devil's Thumb and the newer builds off Broadway, where homes were designed around passive solar principles and carry enormous south and west facing panes meant to catch low winter sun. Cleaning one of those is a completely different job from cleaning the other.
The commercial side runs on a tight rhythm. The Pearl Street storefronts and the restaurants with patio glass want frequent short visits rather than seasonal deep cleans, and we work that stretch before the mall gets busy. On University Hill, the rental turnover in the weeks around the semester change fills a lot of our calendar, and those properties usually need interior work and track cleaning as much as they need the outside done.

The winter windstorms are what set Boulder apart. When downslope gusts pour off the Flatirons, they drive dust, dry pine needles and grit against west facing glass hard enough to leave it visibly hazed after a single event. Any pane treated dry after one of those storms risks a scratch, so we always flood the surface first and lift the debris away rather than wiping it.
One thing works in your favor here. Because the municipal supply comes largely from high mountain snowmelt, the water is comparatively soft, so sprinkler spotting is a smaller problem than it is in nearby towns. What we see instead is ponderosa pollen in spring and sticky sap on properties near the pine covered western edge, both of which need spot treatment before the general wash.
Yes, and there are a lot of them here. Homes built with passive solar design carry very large fixed panes, sometimes two stories tall, and glass that size shows every streak and missed edge. We work those surfaces with wide channel tools and finish the perimeter by hand, and we schedule them for a time of day when the pane is not baking in direct sun, since hot glass dries a solution before the squeegee can pull it clean.
Downslope winds off the Flatirons carry dust, dry pine needles and fine grit at real speed, and that material hits west facing windows hard enough to leave a dull film in a single night. The important thing is not to wipe it dry, because those particles will drag across the surface and can leave fine scratches. We flood the pane first and float the debris off before anything makes contact with the glass.
We do, and that work clusters around the semester changes. Houses and small buildings on and around University Hill usually need interiors, tracks and screens as much as exterior glass, because those surfaces rarely get touched between tenants. Property managers with several addresses tend to book the whole group at once, which routes more efficiently. Those weeks fill quickly, so earlier booking gets you a better choice of dates.
