Berkeley's housing is older than almost anything else in the East Bay, and that shapes every visit. The flats below campus are full of brown shingle Craftsman and Victorian homes with double hung wood sash, leaded panels on the stair landings and frames that have been painted over more than once. North Berkeley and the Elmwood keep the same character on larger lots with much heavier landscaping pressed against the walls.
Above campus the streets climb hard into the hills, where the ground drops away behind the house and the best glass faces west toward the bay. Access up there is essentially the whole job. Downtown, Telegraph Avenue, Solano Avenue and Fourth Street carry the storefront and restaurant work, done before opening. Student housing near campus turns over each summer, which fills late August with interior and exterior cleans on a very tight deadline.

Fog comes over the ridge most evenings for a good part of the year and settles in the trees, so glass here rarely dries out completely. That steady damp is why north facing sash grows a green edge along the frame and why grime bonds to a pane instead of blowing off with the next breeze.
Eucalyptus is the second factor. The oil those trees shed drifts down onto everything below and leaves a tacky residue that traps dust, pollen and soot from the freeway side of town. We give that residue dwell time rather than force, hand detail leaded and divided lite panels so the came stays flat, and clean out the frame channels where moisture and organic debris sit together.
Constantly, since so many homes here still have their original windows. Leaded panels are hand detailed with no pressure, because the came bends easily and the putty around it is usually a century old. Double hung sash that has been painted shut stays shut, and we clean what is reachable rather than forcing anything. If a pane is loose or the glazing is failing, you hear about it before we touch that window.
Yes, and access is genuinely the main part of those jobs. Streets are narrow, parking is limited and the ground behind a house often drops a full story or more. Crews plan footing and setup before carrying anything up, and use water fed poles from stable ground wherever the reach allows. We look at the downhill elevation first, since that is where the view glass is and where the plan is decided.
They never dry out. Evening fog settles in the trees and holds moisture against the wall, and a north facing window gets almost no sun to burn it off. That damp edge along the frame is where algae takes hold. It is cosmetic rather than structural in most cases, but it will keep returning. We clean the channel properly and suggest trimming back anything that is blocking light and air from reaching the wall.
