Bend sits on the dry side of the Cascades, and nothing about the glass here behaves like the valley towns west of the mountains. Homes on Awbrey Butte and through the northwest side are built around west facing windows aimed at the peaks, frequently two full stories of it in a single great room. The older streets near Drake Park keep smaller historic houses with wood sash, while the east side spreads into newer subdivisions on open ground.
Short term rentals make up a real share of the work here, and those carry hard turnaround deadlines between guests rather than flexible windows, so they get scheduled tightly and confirmed in advance. Owner occupied homes book seasonally, heaviest in late spring and early fall. Because the sun is strong and relentless at this elevation, west and south facing glass is cleaned early rather than in the afternoon heat.
Amazing job. Very professional and our windows are perfectly clean. Thanks Squeegeezy!

Like peas in a pod...

High desert conditions produce a completely different mess than the west side of the state. Western juniper releases enormous amounts of pollen in late winter and early spring, well ahead of anything else blooming, and it settles as a gritty yellow film. The volcanic soil out here is fine and light, and wind keeps it moving. Winter then adds wood smoke that leaves a faint greasy haze across the panes.
Juniper pollen and volcanic grit are both abrasive, so nothing here gets wiped dry. The pane is flooded first and the material floated off the surface. Wood smoke haze is oily rather than dusty and needs detergent to release it, not simply water. Screens hold a startling volume of both pollen and fine soil, so they come out and get washed as part of every visit.
Late winter into early spring, which surprises people who expect pollen later in the year. Western juniper releases well ahead of most other plants, and it lands as a gritty film rather than a soft dust. Wiping it dry can scratch, so it always gets flooded off. Screens hold a great deal of it, so washing those is what stops the glass reloading a few days after a clean.
Yes, and we treat those as fixed appointments rather than flexible windows, because a turnaround day has no slack in it. Scheduling is confirmed ahead so the crew arrives inside your changeover. Interior and exterior glass, tracks and screens are all covered. If you manage several properties we can run them in sequence to keep the whole set ready for the same arrival date.
Carefully, and usually early in the day. Two story great room glass facing west shows every streak once afternoon light hits it, and strong high desert sun dries a pane faster than a squeegee crosses it. We work those elevations in the morning, in continuous top to bottom passes, and hand dry the edges. Ground based poles are used wherever the reach allows.
