Beaverton fills a flat stretch of the Tualatin Valley and it is built dense. Subdivisions off Murray Boulevard and through Cedar Hills, Five Oaks and Raleigh Hills sit close together, which means neighboring houses shade each other's side walls for most of the day. Older sections near downtown hold ranch homes with aluminum sliders, while newer developments toward Progress Ridge run two and three stories with narrow gaps between them.
Those narrow side yards are the practical challenge. Getting a ladder between two houses is often simply not possible, so side elevations are worked with poles from the front or back and planned before we arrive. A large corporate presence in the area means plenty of clients keep office hours, so early morning and late afternoon slots go quickly. Grouping neighborhood by neighborhood keeps the driving sensible.
Amazing job. Very professional and our windows are perfectly clean. Thanks Squeegeezy!

Like peas in a pod...

The valley floor holds fog. Cool damp settles overnight and often does not lift until late morning, so windows here spend a large share of the year wet. That is what turns ordinary dust and pollen into a set film rather than something that blows away on its own. In the tight subdivisions the shaded side walls barely see direct sun at all, and those panes grow mildew and green algae before anything else on the house does.
Shaded elevations get their frame corners and weep holes cleaned before the wash, since that is where the growth actually begins. Set film needs detergent and a squeegee, and the frames are dried afterward so the next foggy morning does not immediately pull a line down the glass. Screens on the newer homes trap the same damp film and come out for a proper wash.
With poles rather than ladders in most cases. Side yards in these subdivisions are frequently too narrow to set a ladder safely, and forcing one in is how fences and siding get damaged. We work those elevations from the front or back using water fed poles, and plan the approach before arriving. If a section is genuinely unreachable we tell you rather than leaving it quietly undone.
Because the house next door blocks the sun from that wall for most of the day, and valley fog keeps it damp on top of that. Mildew and algae need very little else. The growth starts in frame corners and weep holes, not on the glass, which is why washing the pane alone gives such a short reprieve. Cleaning those channels is what changes how long it stays clear.
Yes. Plenty of clients here keep standard corporate hours, so early morning and late afternoon slots are part of how routes get built. Exterior cleaning needs nobody at home at all. If interior work is included we can arrange a single access window, or work with a lockbox or a neighbor if you would rather not take time off for the appointment.
