Two things compete for the glass here. Spring brings a long, heavy pollen season off live oaks, pines and crape myrtles, and it lands as a yellow dust that turns to sticky paste the moment humidity reaches it.
The river corridor supplies the other half. Industry along the water puts fine particulate into the air, and combined with highway traffic it settles as a gray film that a rinse alone will not clear, so those panes take a detergent wash. Add humidity that keeps everything faintly damp and mildew appears in the frame corners of any shaded window, which under this much oak canopy turns out to be most of them on a typical property.
Late February through April is the heaviest stretch, and it lasts longer here than most people expect. Oak and pine pollen lands as a yellow dust, then humidity turns it into a paste that bonds to the surface, so it needs a wash rather than a wipe. Cleaning during the peak means watching it return in days. Most homeowners book once the fall is over, usually late April or May, then again in the fall.
