The university calendar runs through everything in Alafaya. August is the busiest month of our year here, with landlords and property managers turning over student rentals in the fortnight before classes start and every unit needing its glass done between one tenant leaving and the next arriving. We block that period out well ahead, because everybody wants the same two weeks and there are only so many of them.
Outside that stretch, the area is ordinary suburban work of a fairly recent vintage. Waterford Lakes and Avalon Park are stucco homes from the nineties onward with two story fronts, arched feature windows above the entry and sliders onto a screened patio. Along Alafaya Trail the commercial glass is retail and restaurant, much of it serving students, which means late nights and early cleaning windows. Toward the Econlockhatchee the lots back onto woods and collect more from the trees.

Two things dominate. Storms roll through most summer afternoons, and rain that has gathered dust on the way down leaves spotting across a whole pane, worst on the west side of a house where the evening sun then bakes it in place. Lovebugs arrive twice a year and hit those same elevations, leaving an acidic residue that hardens if it sits through a hot week.
Rental properties add wear rather than weather. Handprints on sliders, tape residue on frames from posters and hooks, and a general film that builds when nobody has cleaned a window in four years. Those turnover jobs need a full wash rather than a maintenance clean, and we quote them that way instead of pretending the two are the same piece of work.

Turnover cleans are a different job from routine maintenance, since a unit that has gone a few years without attention needs a full wash rather than a quick pass, plus tape and adhesive residue removed from frames. Property managers with several units usually book them as one block. Give us the move out dates and we will fit the whole set into the gap.

Booking in June or early July usually gets you the date you want. Leaving it until the first week of August generally means taking whatever slot is left.
Because the rain is not clean when it lands. Summer storms here pick up dust and pollen on the way down, and when that water dries on the pane it leaves the solids behind as spotting. West facing glass gets the worst of it, since the afternoon sun then bakes the spots on before they can be rinsed away. It is a mineral and dust residue rather than dirt, so it needs washing rather than a hose down.
